FOCUS Increases Skill Levels of JMBs and MCs

SUNGAI PELEK, 26 Apr: To increase the skills and effective guidance of Joint Management Bodies (JMB) and Management Corporations (MC), the Ampang Jaya Municipal Council (MPAJ), for the first time in this state, held the Premier Strata Management Integrated Curriculum Format Course (FOKUS).

FOCUS, which is taking place from April 25 to 27, is to guide JMBs manage and maintain buildings properly and effectively, and they are trained by instructors appointed by the MPAJ Building Commissioner.

The Chief Minister, Tan Sri Abdul Khalid Ibrahim, in his speech read by the Assemblyman for Tanjung Sepat, Haslin Hassan, said that FOCUS was created in accordance with the density of the population and the increasing number of high-rise housing each year in the state.

He said that with FOCUS, the State Government believes that good leadership can create a healthy and happy culture.

“Last year, there was a 43 percent increase in demand for housing, especially high-rise buildings from 2005.

“Because of this increase, the State Government has taken Singapore’s initiative to create the ‘Ceria Scheme’ to help repair and maintain multi-storey buildings in the state,” he said.

In relation to that, Abdul Khalid said that with the FOCUS initiative, JMBs and MCs can carry out their work more systematically and professionally.

“We knew before this, these groups face a number of weaknesses, including vandalism, general meetings, account audits and so on.

“Therefore, the State Government agreed to restructure the organisations and monitoring methods so that they adhere to existing rules,” he said.

This inaugural FOCUS event was held at Hotel Seri Malaysia, Bagan Lalang, Sungai Pelek, and was attended by 30 committee members representing 20 JMBs.

It was organised in collaboration with the Selangor State Housing and Property Board.

It was handled by 12 MPAJ building commissioners, covering the topics of council meeting management, accounts, insurance, lifts, methods of appointing contractors, basic maintenance, psychology and leadership, as well as the basic concept of strata building management.

Previously, the Executive Councillor for Housing, Building Management and Urban Settlement, Iskandar Abdul Samad, said that each local authority will organise courses and training, at least two times a year, in their respective areas.
