Selangor’s Property Assessment Tax Unchanged in 20 Years

Shah Alam, Dec 2nd: The allegations of some parties regarding the rate of property assessment tax is false as there have been no changes in regards to the tax for residential and business owners in 12 municipal councils.

Local Government, Research and Development Committee Chairman Exco, Datuk Teng Chang Khim said that despite the increase in real estate value of residential and business areas as per the market rate is not not reflected in the property assessment tax and has not been increased in the last 20 years.

According to Datuk Teng, the State government has already reduced the property assessment tax by more than 20% for those who are less well off.

“The State government has already pursued an action to reduce the property assessment tax by 25% for low cost apartment owners beginning on the 2nd term of 2013 to mitigate the people’s economic burdens following the hike in real estate.”

“The reductions also apply to PWDs (People with Different Abilities),” he responded in reply to Johan Abdul Aziz (BN – Semenyih) in reference to the municipal council property assessment tax rates at the Selangor State Assembly today.

To date, Shah Alam Municipal Council (MBSA) charges a rate of 4% for residences and 7% for businesses whereas Petaling Jaya Municipal Council (MBSJ) charges 7% on residences and 8.8% on businesses.

Klang Municipal Council (MBK) charges 6.5% on residences and 7.5% on businesses; Subang Jaya Municipal Council (MBSJ) charges 5% on residences and 8% on businesses; Selayang Municipal Council (MPS) charges 8.6% on residences and 10.8% on businesses; Kajang Municipal Council (MPKj) charges 7.7% and 8.8% on homes and businesses respectively.

Ampang Jaya Municipal Council (MPAJ) has a rate of 5.5% for residences and 6.6% on businesses; Sepang Municipal Council (MPSp) imposes a charge of 7.35 on homes and 8.45 on businesses.

Hulu Selangor District Council (MDHS) prices the tax at 9% and 11% on residences and businesses respectively.

Kuala Selangor District Council (MDKS) has set the tax at 7% for residences and 8% for businesses whereas in Kuala Langat, MDKL has set theirs at 5.5 for residences and 11% for businesses.

Sabak Bernam District Council (MDSB) has a rate of 11.8% for residences and 12% for businesses, the highest rate so far.
