Conditions to receive Planning Permission, developers need to build Selangorku Homes

SHAH ALAM, 3 Dec: The state government stressed that developers have to build Selangorku Homes in planned development projects if they want to obtain Planning Permission (PP) from the local authorities in Selangor.

The Exco for Housing, Building Management and Urban Life, Iskandar Abdul Samad, said that it is among the conditions set by the Selangor Housing and Property Board (LPHS) on developers to ensure the construction of Selangorku Homes, particularly type A, which are low-cost homes, goes smoothly.

He said that Selangorku Homes should be built first or in tandem with other types of development and local authorities are not allowed to approve the PP for other phases, which are also cost-free, as only as part of it is not built.

“The construction is placed in the early phase of development and the list of buyers is obtained from LPHS through the Home Application Registration System (SPPR).

“They need to state in the land deed as ‘Selangorku Homes’ in the land title deed. Developers are also required to build these houses in two years from the date of approval from the State Government Executive Council (MMKN) and PP by local authorities,” he said when answering a question from Rodziah Ismail (PKR-Batu Tiga) during the Selangor State Assembly (DNS) session today.

Iskandar said that failure by developers to begin construction within two years from approval will cause it to be withdrawn.

He said that the state government will instruct local authorities to issue the Stop Work Order for other phases of development of cost-free if developers fail to complete the construction of low-cost houses.

“The state government will take action against developers who fail to complete the project within the time frame prescribed by getting the name of the Board of Directors from the Malaysian Companies Commission (SSM) to be blacklisted and also displayed on the LPHS website.

“The name of developers blacklisted are not allowed to carry out any development in Selangor, including applying for land development event though they serve as only a share owner under other development companies,” he said.
